Each neighborhood boundary is designed to create a homogeneous grouping of properties. We set these neighborhood boundaries with the help from many local real estate professionals. We also review the boundaries periodically and every few years add new neighborhoods. Most of the boundaries work well today. A few are not perfect because a constraint in our boundary design is census tract boundaries.
Another constraint is the universe of properties in any given neighborhood, and our expected survey size. So, although we would like to define some additional neighborhoods, we believe the statistical results of our research will be more useful for the larger neighborhoods.
Some of our reports give subscribers the ability to create their own custom market areas either by combining ourpredefined neighborhoods, or combining census tracts.
